The Delegation of the European Union to Lebanon is searching for a property to be leased and  used as an official Residence.

This property should meet the European Union's requirements, concerning quality of construction, space, security and location.

We are looking for a house or unfurnished apartment, with four (4) bedrooms, an office space. The useful surface area should preferably be of maximum 600 m².

The property should be easily accessible and situated in a quiet and safe area, preferably in the lower Metn (up to Broumana/Beit Meri), or Beirut or Baabda/Yarze region. The required residence should have separate reception and private areas. A reception with sufficient space to host at least 20 guests and a garden with a hosting capacity of at least 60 guests. A dining room for at least 20 people with easy access to the kitchen (which must be separated from the reception area and the dining room) and a reasonable number of bathrooms in the reception and private areas.

The property must be equipped with sufficient and efficient air-conditioning and heating systems. Access to very reliable and speedy internet connection is necessary. It must either be equipped with a stand-alone generator or offer easy and reliable access to a generator to ensure the availability of 24h electricity. Secure parking for at least two cars should be available. 

The property must be compliant with all local building standards and regulations, in particular in terms of occupational health & safety, respect of the environment, fire prevention and anti-seismic construction codes. Compliance with EU standards or other international standards is a valuable asset. The overall quality of finishing as well as the technical and mechanical equipment facilities should be in line with EU or international standards.

The property is needed to be available for occupation by mid-end January 2025 (indicative).

Submitted proposals should provide:

• A full description of the lot and/or the existing building, with pictures;
• Spreadsheets of surfaces in square meters;
• Information on rental and sale conditions, including rental price per square meter.
